Non-resident mortgage brokers in Italy

Looking for a mortgage in Italy as a non-resident? Many foreign buyers use a mortgage broker to find a bank that lends to people in their situation. This guide explains what a non-resident mortgage broker does, what it costs and how to choose one you can trust.

What Is a Non-Resident Mortgage Broker?

A non-resident mortgage broker helps international clients navigate the Italian mortgage system. Not every Italian bank lends to foreigners, and many have limited English-speaking staff. A broker knows which lenders accept non-resident applicants, presents your file to them and compares the offers.

In Italy, credit brokers are called mediatori creditizi and must be registered with the OAM (Organismo degli Agenti e dei Mediatori), the authority that supervises credit intermediaries.

Why Use a Broker?

  • Access to multiple lenders. One application can be presented to several banks that welcome non-resident applicants.
  • Experience with international clients. A good broker knows the paperwork, translation requirements and legal steps that can slow foreign buyers down.
  • Remote-friendly process. Much of the work, from pre-assessment to document collection, can be done from abroad.
  • Time saved. Contacting banks one by one, in Italian, from another country is slow.

How to Choose a Non-Resident Mortgage Broker in Italy

  1. Check the OAM register. Search the broker's name or company on the public register at organismo-am.it. Only registered mediatori creditizi can broker mortgages in Italy.
  2. Ask how they are paid. Brokers usually charge the client a fee, often a percentage of the loan, sometimes with a minimum. Get the fee in writing before you start.
  3. Ask which banks they work with. And whether those banks lend to residents of your country.
  4. Check language and availability. You'll want clear answers in your language and someone who can coordinate with the notary and agent.
  5. Read the pre-contract information. Registered intermediaries must give you transparency documents before you sign.

How the Broker Process Usually Works

  1. Initial assessment of your finances and residency status.
  2. Bank matching and pre-assessment, giving you a clear budget for your property search.
  3. Document collection and translation: income proof, tax returns, bank statements.
  4. Application management and communication with the bank.
  5. Closing and signing at the notary, together with the purchase deed.

Finance Your Italian Property with Confidence

A registered, transparent broker can make a mortgage from abroad much simpler. Before you speak to one, estimate your budget and read how Italian mortgages for non-residents work.
