How the estimate works
Italian banks look at two limits and lend the lower of the two.
Loan to value
Non-residents can usually borrow 50% to 70% of the purchase price. Italian citizens living abroad may get up to 80%. The rest of the price, plus taxes, notary and agency fees, comes from your savings.
Debt to income
The monthly payment on the new mortgage, plus any other loans, should stay under roughly a third of your net monthly income. Some banks discount income earned in a foreign currency.
Purchase costs
For a second home bought from a private seller, budget around 10% of the price for registration tax, notary and agency fees. Buying a main residence, or from a developer, changes the taxes.
